Nolan Real Estate Services , founded by Ron Nolan in 1980, began as a brokerage
company employing more than 20 brokers. Disappointed in the quality of third- party
management, he began a property management division and was soon managing third-party
assets. By the late 1980s, Nolan was managing 15,000 multifamily units and 20 hotels.
He began consulting and providing property, asset management and receivership services
for a variety of financial institutions, which led to an asset management contract
with the Resolution Trust Corporation (RTC). Nolan became a leading regional asset
manager, disposing of more than $500 million of assets during its 4-year association
with the RTC. The firm’s proficiency in asset management was acknowledged by the
Resolution Trust Corporation (RTC) with one of its very few awards for outstanding
performance.
Property Management is the core of Nolan Real Estate Services’ business. Throughout
its 33 years its professional staff has leased and managed all types of real estate
assets. The firm has consistently been on the leading edge of technology implementing
electronic property management, yield management and expense controller systems
at both the property and home office level. Clients benefit from the “ownership”
mentality at NRES that leverages professional, value-added management capabilities
with an attention to detail and service to the resident and guest.
Multifamily
Nolan Real Estate Services currently manages over 9,500 Apartment units in the Midwest
and Southwest United States consisting of older, rehabilitated assets as well as
newer Class A properties. The properties currently are located in the following
markets:
- Texas - Dallas/Fort Worth, Houston, Austin, Killeen, Bryan/College Station and San
Marcos
- Missouri – Kansas City and St Louis
- Kansas - Overland Park, Lenexa and Lawrence
- Nebraska - Lincoln
- Illinois - Springfield
- Arizona – Phoenix, Tempe
Hospitality
Nolan Real Estate Services established its hospitality management in 1983 and has
experience in operating hotels for nearly every major mid-range and economy franchise.
Its management experience covers the spectrum from metropolitan full-service hotels
to roadside motor inns. Nolan Real Estate Services prides itself in providing an
aggressive and professional "hands-on" management approach to individual property
needs. Current and past management experience includes properties affiliated with
franchises such as Holiday, Ramada, Rodeway, Quality, Comfort, Guesthouse and Concord.
Asset Management
Nolan Real Estate Services is an experienced Asset Manager. The company was responsible
for the oversight of three institutional contracts totaling over 300 real estate
assets representing a book value in excess of $300,000,000. The asset types ranged
from apartment complexes and retail/office complexes to vacant ground. The firm’s
proficiency in asset management was acknowledged by the Resolution Trust Corporation
(RTC) with one of its very few awards for outstanding performance. Nolan Real Estate
Services’ disposition efforts under these contracts netted the clients a stellar
average return in excess of 90% of appraised value for these distressed assets.
Receivership Services
Nolan Real Estate Services has played an important role as a receiver in state and
federal courts. Because of bonding capacity, Nolan Real Estate Services has been
able to provide receivership services on 24-hour notice. Nolan Real Estate Services
has served as receiver in Missouri, Kansas, and Arizona and has in-house accounting
and legal expertise.
